This archive preserves the lodging and air update published December 24, 2025 for the December 25–January 1 holiday period. The figures below were forward booking estimates at that time, attributed in the original post to the Telluride Tourism Board. They are not final season results or current availability.
The update put total occupancy over the next two weeks at 49%, versus 56% in the prior-year comparison: a seven-percentage-point gap, reported as an 11% decrease. All days were tracking behind year over year, with a slight pickup beginning January 6. Average daily rate (ADR) was pacing 8% ahead of the comparable period.
For the winter season, it reported total occupancy of 36% versus 37%, described as 4% behind, and paid occupancy of 28% versus 30%, described as 7% behind. The percentages reflect the source’s reported comparisons; the displayed occupancy rates are rounded.
All core winter months were pacing below the prior season. December had the largest reported gap at 9% behind. February was the strongest month at 45% occupancy, though 2% below the previous year. April was five percentage points ahead; the report attributed that difference to Easter/Semana Santa aligning with the final ski-season week.

Weekly bookings had held roughly even year over year for several weeks, while the winter total remained 4–6% behind. December was 11% behind and the holiday weeks were 6–8% behind. The report suggested that longer holiday stays, with outbound travel tapering during the following week, could help those figures. That was an interpretation of the booking pattern, not a measured final outcome.
January and February were approximately even with the prior-year pace; March was 8–10% behind. The update identified January’s booking period as important for the remaining season.

Occupancy and ADR describe different aspects of the sampled lodging market. Higher ADR alongside lower occupancy does not establish a luxury traveler mix, fewer competing home buyers or resilient demand for premium homes. Those questions require dated property-sale, inventory and buyer evidence.
For a second-home comparison, ask Mountain Rose Realty for current property-specific evidence, including the geography, property type, reporting dates and sample size. Keep lodging forecasts separate from purchase-price or rental-income assumptions.
