September 2022 national-market archive: This article discussed a moderation in the unusually competitive pandemic-era market. Its claims about “today” referred to 2022, not current Telluride conditions. Negotiating leverage still depends on the property, competing offers and the parties’ circumstances.

The original article cited the July 2022 NAR Realtors Confidence Index for a decline in buyers waiving inspection and appraisal contingencies. That is a historical national survey, not a report of the protections in any particular contract.
Realtor.com’s August 2022 seller survey compared groups by when they sold. Among respondents who had sold in the preceding month, 95% reported a buyer inspection request and 67% reported repair negotiations after inspection. The comparable figures for sales six to twelve months earlier were 82% and 31%. These are seller reports about buyer requests, not a count of all buyers.
The study surveyed 3,001 U.S. adults online August 9–12, 2022, including 449 who had sold in the prior year. The recent-month percentages describe a subset of those sellers. They cannot establish how often inspections occurred in Telluride or promise that a seller will accept an inspection condition now.
The publisher’s August 30, 2022 announcement reported that 32% of surveyed sellers paid some or all buyer closing costs. That percentage uses the broader prior-year seller group, rather than only the last-month group used for the inspection comparison.
The original article used 2% to 5% of purchase price as a general closing-cost estimate. Treat it as a rough planning range from that discussion, not a quote, a required charge or a seller-contribution allowance. Request property-specific lender and settlement estimates. Loan-program rules and the purchase agreement affect which credits are allowed and how they can be used; a seller does not have to agree to them.
An inspection examines condition; an appraisal addresses value for its defined purpose. A request for either and a contractual right to act on its result are different things. Read the actual contingency, objection, resolution and termination deadlines with the appropriate transaction professionals. Do not assume a survey grants a right that your agreement does not contain.
NAR’s consumer guide to contract contingencies provides general background. A broker can help explain negotiation options within the broker’s role; lending, legal and inspection questions may need the corresponding specialist. Before comparing negotiating conditions, examine current local competing inventory and relevant transactions rather than carrying forward a national 2022 trend.
