July 19, 2023 archive: this article records a Telluride, Colorado 81435 house-listing dashboard snapshot. The dashboard is an asking-market sample for the posted period, not a municipal-boundary measure, appraisal, closed-sale series, or current market guidance.
The original headline recorded a median list price of $7,994,000 and a Market Action Index of 24, compared with 24 in the prior month. Inventory increased to 69. The July 19 commentary described a price plateau and relatively little change over recent weeks, despite the headline increase in inventory. Those statements concern different comparisons. A higher asking price per square foot alongside a roughly flat median list price can reflect a change in the mix of listed homes, including their size. The charts do not establish that smaller homes caused the movement or that an individual property appreciated.
Altos places market balance at approximately 30. This post preserves its displayed dial and the original “slight buyer’s advantage” framing as a dated interpretation only. Listing medians, days on market, price per square foot, and inventory should be compared only with like-for-like data from a separately identified period and property scope.
The chart images are dated July 14, 2023, while the article is dated July 19, 2023. The Median List Price chart showed $8.0 million on its 7-day display and $8.1 million on its 90-day display. These are rolling listing-series readings, not completed-sale prices.
In 7-day then 90-day order, the chart tooltips displayed 212 days and 238 days for Average DOM, and 147 days and 158 days for Median DOM. Those are dated dashboard readings, not an expected time to sell.
Each price-ordered segment represents approximately 25% of the displayed sample. The following preserves all displayed values. Fractional bath counts describe the aggregate segment, not the fixtures in a single home. A dash means no lot-size value was displayed. “New” and “Absorbed” retain the original labels and are not redefined here as completed sales.
