March 2025 valuation-planning article. A home’s value is property-specific. National appreciation claims and a homeowner’s length of ownership do not establish current value, usable equity, or whether moving will improve a household’s financial position.
A useful valuation review compares recently closed, pending, and active properties with similar location, size, condition, features, and date of sale. It also separates an estimated market value from loan payoff, liens, transaction costs, taxes, repairs, and the cost of the next home.
Gather the property's size and features, renovation and repair history, known condition issues, loan-payoff information and proposed moving timetable. Compare completed sales separately from asking prices and pending contracts; an asking price is not a sale result.
Mountain Rose Realty can help explain local comparable-property context. A valuation is an estimate rather than a guarantee of list price, sale price, timing, or net proceeds. For financing, tax, or legal consequences, consult the appropriate lender, tax professional, or attorney.
