Days on market sounds like a simple number, but public Telluride sources were measuring several different clocks in August 2026. Redfin reported 176 median days on market for its recent city sales. Realtor.com® showed 115 median listing days for its citywide listing market. The Colorado Association of REALTORS® reported 181 days on market until sale for San Miguel County single-family homes year to date and 162 for townhouses and condos.
Those numbers should not be averaged. Each one answers a different question.
An active listing can keep accumulating days without selling. A closed-sale statistic includes only properties that completed a transaction. If the longest-running listings remain unsold, they can appear in an active-market measure but not in the completed-sale set.
Time to pending is another measure. It stops when a listing changes to pending, before the closing period. Redfin's page also describes homes going pending in around 78 days over a broader 12-month competitive-score window. That is not the same period or endpoint as the 176-day recent sale summary.
A property can be withdrawn, relisted or moved between statuses. Providers may handle those events differently. The displayed clock may reset, combine periods or follow MLS fields. That is why the actual listing history is more useful than a citywide median when evaluating one home.
Telluride city is not San Miguel County. County data include Mountain Village and other communities, plus a different mix of detached and attached properties. A buyer looking at an in-town condo should not use the county single-family median as an expectation.
More days can create an opportunity to ask informed questions, but it does not automatically prove a seller will accept a discount. The listing may have changed price, fallen out of contract, required seasonal access, carried unusual use restrictions or simply been positioned for a narrow buyer pool.
For sellers, the useful comparison is the marketing time of genuinely competing properties at similar price points. For buyers, review how the listing has changed and whether recent sales support the current price.
