March 2, 2025 announcement: Mountain Rose Realty announced a relationship with Pacaso and introduced clients to its second-home co-ownership model. The original announcement and agent badge are preserved here. Confirm current representation arrangements and the specific available offering with Anne-Britt Ostlund and Pacaso before proceeding.
The original examples named Aspen, Malibu, Maui, London, and Vail and described more than 40 destinations. That was the announcement's range, not a live inventory count. A reference to Telluride does not establish that a Pacaso share is available there today.

Pacaso's explanation of its model describes a property-specific limited liability company that owns the home, with buyers acquiring membership interests in that company. The original announcement described interests from one-eighth to one-half. Review the exact interest and governing documents for the offering; do not assume you receive an individually deeded portion of the house.

Professional management can coordinate property care and day-to-day services. It does not make taxes, insurance, utilities, repairs, management charges, financing, or other ownership expenses disappear. Request the operating budget, fee schedule, reserve arrangements, and rules for allocating extraordinary costs before deciding whether the commitment fits your spending plan.

Pacaso describes SmartStay as a scheduling system that allocates use according to ownership interests. Read the actual rules for advance booking, short-notice stays, holidays, guests, cancellations, and any other restrictions. Owning a share does not guarantee every preferred date.

The provider's financing FAQ describes financing of up to 70% of a purchase through its banking partners, with approval and a financing fee. “Up to” is a limit, not a promise that every buyer or offering qualifies. Ask for current written terms, down payment, closing costs, interest charges, and the loan structure applicable to your purchase.

Choosing an asking price does not ensure that a buyer will purchase a share, that it will sell quickly, or that it will appreciate. Pacaso's resale explanation describes the transfer of an LLC membership interest. Review the resale eligibility, timing, fees, approval requirements, and transfer provisions in the actual agreements, including any restrictions while other interests remain unsold. Do not rely on a general “sell anytime” description.

Compare the total cash commitment and ongoing expenses with the amount of use you expect, rather than comparing only the share price with the price of a whole house.

Ask which management services are included, which decisions owners retain, and how disagreements or unplanned expenses are handled.

Confirm the destination, exact home, available interest, booking rights, and restrictions. Have appropriate independent advisers explain the ownership documents and any tax or legal implications for your circumstances.

“This partnership with Pacaso perfectly aligns with Mountain Rose Realty’s commitment to providing modern, forward-thinking real estate solutions,” says Anne-Britt Ostlund. “It opens up incredible opportunities for our clients to invest in a second home without the traditional burdens of full ownership.”
This was Anne-Britt's statement in the original March 2025 announcement. Co-ownership still carries costs, contractual obligations, and resale uncertainty. Contact Mountain Rose Realty to discuss the available offerings and the questions you want answered before committing.
