The announcement described a cleared and leveled homesite, a driveway, 400-amp power, and a two-inch water line extended more than 500 feet. It stated that fiber service was available and that modular homes and horses were permitted.
Before relying on any of those statements, obtain current written confirmation of the parcel’s utility connections, capacity, water rights or service terms, costs, recorded restrictions and permitted uses. A cleared site or an installed line does not establish that every required review or permit is complete.
The property was described as wooded with juniper, piñon and ponderosa trees, adjoining open space and walking trails. Confirm the boundaries, easements and actual trail-access rights; nearby open land does not by itself establish a permanent view or public access.
The original travel estimates were approximately five minutes to Divide Ranch golf, 15 minutes to Ridgway, 30 minutes to Ouray hot springs and 40 minutes to Montrose airport. Treat these as listing estimates, with actual travel depending on the route, weather and conditions.
Review the survey, title, road and legal access, HOA or covenant requirements, zoning, design review, permits, environmental or site constraints and a property-specific construction budget. The original “ready to build” promotion did not document those approvals or guarantee a trouble-free project.
