This article was published in October 2024 for owners considering a sale in 2025. That planning period has passed. The preparation steps below remain useful, but the original timing should not be read as a current deadline or a promise about today’s market.

Decide where you would live after selling, how much flexibility you have and what preparation you can reasonably fund. Allow time for inspections, contractor estimates, association or municipal approvals where required, photography and arranging showings. A short list of tasks with dates and a contingency allowance is more useful than assuming every home can be ready within a month.
The original post cited Danielle Hale of Realtor.com on planning ahead and said nearly half of sellers took more than a month to prepare. The underlying survey date, sample and question are not documented here, so that percentage should not determine your schedule.
A kitchen renovation, new roof or HVAC replacement deserves its own cost-and-condition review. Obtain a written scope and timing estimate, identify a repair that is necessary regardless of sale, and compare the home with relevant recent sales and active alternatives. A local agent can help evaluate presentation and market evidence; contractors and inspectors address the technical condition.
Consider smaller fixture or outdoor-space updates alongside a larger project. A renovation can exceed the value buyers attribute to it, and delaying a listing carries costs too. Neither early preparation nor professional guidance guarantees the highest price or a particular sale date.
