A 20% down payment is not required for every mortgage, but the amount you need depends on the loan, borrower, property and lender. This article preserves its October 2022 context while directing you to program sources for a current eligibility review.

Freddie Mac’s down-payment guidance describes certain options with as little as 3% down and discusses mortgage insurance. Its survey statement that nearly a third of prospective buyers believed 20% was required describes respondents’ perceptions, not a qualification rule.
The original article also referenced a then-current NAR median-down-payment series and said it had not exceeded 20% since 2005. That was historical survey context, not a current minimum or a prediction about what a specific lender would approve.
These national programs do not establish eligibility for every Telluride-area address, purchase price, second home or borrower. Ask lenders to evaluate your intended occupancy, finances and specific property.
The original article referred to more than 2,000 homebuyer-assistance programs across the United States. Down Payment Resource’s first-quarter 2022 discussion reported that 38% of programs did not require a first-time buyer. Those are dated national database figures, not the number available in Telluride, a current percentage or a promise of funding.
For each program, confirm geographic coverage, income and asset limits, first-time-buyer or employment requirements, permitted property and occupancy types, education requirements, lender participation, available funds and application timing. Read whether assistance is a grant, forgivable loan, repayable loan or shared-appreciation arrangement before including it in a budget.
The down payment is only part of the purchase cash. Ask for written estimates of closing costs, prepaid items, any required reserves and the full monthly payment, then allow for moving, repairs and emergency savings. A smaller down payment can affect loan costs and mortgage insurance. Compare alternatives on the same assumptions.
Contact Mountain Rose Realty to coordinate the property search and transaction timing. Lenders and program administrators determine financing and assistance eligibility; brokerage guidance does not replace their approval.
