This February 2023 article discussed getting a home ready for the spring market. Its original national inventory and quick-sale claims are historical context, not a prediction that a Telluride home will sell quickly or above its asking price. Preparation starts with the property’s condition, your budget and relevant competing listings.
Fresh paint where needed, suitable exterior cleaning and a tidy entry can help buyers see the property clearly. Match the work to the surface, weather and condition; power washing is not appropriate for every material or damaged finish. Obtain a contractor’s assessment when the work or equipment is beyond your skills.
Separate maintenance and safety needs from cosmetic preferences. Addressing an obvious defect may matter more than adding a feature that does not fit the home. Keep receipts and accurate descriptions of completed work, and do not use cosmetic changes to conceal a known problem.

The graphic drew on the 2022 NAR and NARI Remodeling Impact Report. Its selected estimated cost-recovery figures were roofing 100%, garage door 100%, steel front door 63%, fiberglass front door 60%, hardwood-floor refinishing 147%, new wood flooring 118%, bathroom renovation 71%, and a kitchen upgrade 67%.
The report compared REALTORS’ estimates of added resale value with NARI members’ estimated project costs. These are survey-based national estimates for specified projects, not measured returns from your home. A 147% cost-recovery estimate does not mean a 147% profit or that the entire property appreciates by that percentage. Figures from a 2022 report also do not establish today’s local labor, material or resale values.
The original article’s useful point was to prioritize improvements for a likely buyer’s needs, rather than assuming personal preferences will command a premium. Pricing, market conditions and the rest of the property still affect the outcome.
