This October 12, 2024 update preserves the lodging outlook through October 20 and the advance winter 2024–25 booking picture. These are historical destination figures and forecasts, not current availability or evidence of a particular property's rental income.
The original update reported total destination occupancy through October 20 at 34%, flat year over year. Paid occupancy was 2% lower and average daily rate (ADR) was $310, down 1%. The approaching weekend was forecast to reach 53% occupancy; that was a forecast available at publication, not a subsequently verified result.
September had reportedly closed at 52% total occupancy, 6% below September 2023, with paid occupancy down 10% and ADR down 9%. For the May 23–October 20 summer reporting window, the update projected 53% total occupancy, paid occupancy down 2%, ADR down 4% and revenue per available room (RevPAR) down 5%.

Advance winter total occupancy was pacing 11% ahead of the prior season, paid occupancy 5% ahead and ADR 1% higher. March showed the largest reported increase at 21%; December was 3% ahead. Booking pace can change through new reservations, cancellations and inventory changes, so those comparisons do not establish final season performance.
October air bookings were reported 5–7% ahead, and overall summer bookings 10–12% ahead. The update noted added local and regional use of increased Denver capacity, which means passenger bookings should not be read as an equal increase in visitors. Winter bookings were then approximately even with the prior year, with holiday travel expected to cluster into two weeks around the Wednesday Christmas and New Year's holidays.
The update announced Breeze service between Montrose (MTJ) and Orange County/Santa Ana (SNA). Its Telluride Regional Airport (TEX) shoulder-season notice described daily Denver service and Phoenix service Thursday through Sunday, except early November, and an advertised fare from $129 each way. These are retained as 2024 announcements, not current operating schedules or fare quotes.

For current visitor information, use the Telluride Tourism Board Peak Sheet. Check flights with the airline and distinguish Telluride Regional Airport (TEX) from Montrose Regional Airport (MTJ). Denver Air Connection publishes its current booking information; historical fares and schedules below are not offers available today.
Destination occupancy and air access provide travel context, but they do not demonstrate home-price growth, rental eligibility or an investment return. For an individual property, compare its own rental statements, available nights, owner use, operating costs and restrictions with relevant closed sales.
