What’s New in Travel, Stays & the Road to Ski Season

When it comes to experiencing Telluride real estate and lifestyle, knowing the flow of visitors is key. Whether you’re a homeowner, a buyer exploring homes for sale in Telluride, CO, or a visitor dreaming of one day making Telluride your second home, here’s the latest air and lodging update curated by Anne-Britt Ostlund and Mountain Rose Realty.


🏨 Lodging Update

Telluride’s lodging performance is showing healthy signs this week:

  1. Total destination occupancy (paid + owner) is up 2% year-over-year (YOY) at 53%.

  2. Average Daily Rate (ADR) dipped slightly, down 1%.

  3. Camp Alderwild is boosting numbers this weekend with a 15% increase in total occupancy and a 21% increase in paid occupancy YOY from Thursday–Sunday.

  4. Film Festival / Labor Day weekend is pacing flat compared to last summer at 65% occupancy.

Looking ahead:

  1. Summer season overall is trending 4% higher in total occupancy.

  2. August: 6% ahead in total, 8% ahead in paid occupancy.

  3. September: pacing up 2%.

  4. October: trending 8% higher than 2024.

  5. Winter (Dec 1 – Apr 5): pacing 11% higher YOY, with February currently strongest at 26% occupancy. ADR is down 11% compared to last season, but numbers are early and can shift.


✈️ Air Update

  1. Summer travel remains steady, with numbers flat to just slightly off overall.

  2. August & September: running nearly even.
  3. October: pacing slightly down, though daily and weekly traffic stays strong through Blues & Brews and into early October.

  4. Winter flights are live! Southwest just added Saturday flights in March from Nashville, one of their key hubs.

  5. Final schedules will be released in the next 2–4 weeks. Early numbers are already pacing 5–7 points higher, with bookings expected to ramp up after Labor Day.
