Telluride’s summer travel season continues to show a mixed but resilient performance, with near-term lodging occupancy trailing slightly behind last year while September and October gain momentum.

This week’s Telluride Air and Lodging Update examines current destination occupancy, summer booking trends, airline performance, and the calendar shift affecting year-over-year comparisons. For homeowners, prospective buyers, and anyone following Telluride Real Estate, these indicators offer valuable insight into visitor demand and the broader health of the local resort economy.

LODGING UPDATE


Over the next two weeks, destination occupancy is pacing 5% behind 2025, at 53% compared to 55% last year. Most days are pacing flat to slightly ahead YOY, with the overall decline driven primarily by softer occupancy during the second weekend of August. 

Looking at the broader summer season, total occupancy is pacing 2% behind last year at 40%, while paid occupancy remains flat. July has lost some momentum over the past few weeks and is now pacing 2% behind 2025. August is currently tracking behind 12% behind last year, while September and October are pacing 7% and 9% ahead, respectively.    
 
It is important to note that YOY comparisons for August and September are influenced by the calendar shift, as the Telluride Film Festival and Labor Day weekend fall entirely in September this year, impacting occupancy patterns across both months.

AIR UPDATE


Air bookings have been up and down over the last month, as we saw a dampening effect from the regional fires, but with better numbers the last couple weeks. Overall summer is now flat YOY for May-Oct, with the core months Jun-Sep off 5%.

June finished even to last year, with July losing a bit of traction now at -8% YOY, while lodging is showing a bit stronger for the month at 1% down. August is down -11% and September up 1% for air, noting Labor Day all in the latter month.

Telluride’s Late-Summer Outlook

The current data points to a nuanced late-summer outlook.

Near-term destination occupancy is slightly behind 2025, July and August have softened, and core summer air bookings remain below last year. At the same time, paid occupancy is flat, many individual dates are holding steady, and both September and October are pacing ahead in lodging.

The movement of Labor Day and the Telluride Film Festival into September is a significant factor in the monthly comparisons and should help support demand later in the season.

As additional bookings are made, the gap between current pacing and final performance may continue to change.
