
August 2026 public data show that recent Telluride and San Miguel County sales often closed below list price. That gives buyers useful context, but the best offer is still built from the property outward, not from a citywide discount.
Start with the same property type and the closest relevant location. Do not mix an in-town condo with a detached county home or treat countywide figures as a neighborhood result. Note size, condition, parking, storage, access, furnishings, legal use and HOA structure.
Closed sales show completed prices and terms that were recorded. Pending sales can show where the market is moving, although the final price may not yet be public. With small samples, read the actual properties rather than relying only on a median.
Look at original price, current price, reductions, relisting events and time in each status. A 96.9% aggregate sale-to-list ratio does not tell you whether a specific listing was already reduced before the final negotiation.
Zillow's Telluride monthly inventory count was 67 in August, while other providers showed larger counts under different definitions. The useful number is how many comparable homes a buyer can choose from now. More direct substitutes can strengthen a negotiating position.
Financing, appraisal, inspection, closing date, inclusions, furnishings, repair credits and other contingencies can change the economics and risk. Decide which protections matter before trading one away for price.
Review taxes, insurance, HOA dues, reserves, planned assessments, utilities, maintenance and any rental or use restrictions. A lower purchase price does not cure an ownership structure that does not fit your goals.
Redfin's recent city median was based on two sales. The county association year-to-date ratios were based on 16 single-family and eight townhouse or condo sales. Those figures support careful negotiation, not a guaranteed concession.
