The graphic’s August 2024 comparisons are 63 listings, $1,725 per square foot, 236 average days on market and an $8,122,500 median list price. Against those displayed comparisons, September’s inventory and asking-price measures were lower, while average days on market was longer. The graphic does not supply closed-sale or new-listing counts needed to verify the original claim that sales were outpacing new listings.
The article described a slight buyer’s advantage at MAI 24. The increase from 23 is a one-point index change, not proof of a price rebound or a future seller’s market.
Source: the original Mountain Rose Realty snapshot reproduced here. The Altos market-data guide describes MAI as a supply-and-demand indicator, with readings near 30 broadly balanced.
Forty-one percent of listings had a price decrease and 2% had a price increase. These percentages concern listings with changes; they do not mean values fell 41% or rose 2%. The $8,260 rent field has no stated lease term, sample size or income basis, so it cannot substantiate the original description of strong rentals.
These are historical asking-price and active-listing measures for the report’s 81435 market area. They do not establish closed-sale values, appreciation, rental income or conditions throughout San Miguel County. Changes in the mix of listings can change the median. A listed rent field without a lease period or sample definition cannot establish achievable rent or investment returns.
