This archive records the Telluride, Colorado 81435 housing snapshot published February 16, 2024. The prices below are listing measures from that report, not current prices or completed-sale values.
The median asking price describes the midpoint of the listed properties in this snapshot. The new-listing median covers a different group; the gap between $6,650,000 and $8,825,000 does not show that an individual property lost value. The price-per-square-foot figure is also a listing comparison, not an appraisal.
Average and median days on market answer different questions. The 252-day average can be influenced by a few long-listed properties, while the 203-day median identifies the middle observation. These listing-age measures do not promise a closing date for a newly listed home.
The Altos explanation of the Market Action Index places balance around 30. A reading of 24 is on the buyer side of that scale. It is an index, not a count of transactions or a percentage discount. A single reading does not establish whether conditions are improving.
Buyers can compare properties within the same location, property type and price band, then examine condition, time listed and comparable completed sales before deciding on an offer. An inventory count of 60 does not establish that every buyer has few suitable choices.
Sellers can review recent comparable sales and competing listings, price for the property’s condition, and consider presentation, staging, photography and marketing. Reassess the response to a listing over time instead of assuming that a high area median will deliver a particular price.
