This December 19, 2023 archive preserves the Telluride 81435 housing figures in the original update. They describe that dated snapshot and should not be used as current listing availability or a prediction of returns.
The new-listing figure is a median, not an average. It describes a different set of listings from the overall median, so their difference is not a same-home price change. Similarly, 17% with price decreases means a share of listings had cuts, not that prices fell by 17%.
The 239-day average and 161-day median describe different measures of time on market. The $20,000 rent statistic lacks enough period and sample detail to support an annual income, occupancy or investment-return calculation. It does not establish strong rental demand.
Altos describes its Market Action Index as a supply-and-demand indicator, with balance around 30. A score of 24 is an index reading below that point, not “24 market actions.”
For a purchase or listing decision, compare the relevant property type, location, condition and price band with recent closed sales and current competing listings. This archive supplies historical context; it does not demonstrate that a portfolio would be profitable or that every property offers the same negotiation room.
