LODGING UPDATE


Total destination occupancy over the next two weeks is pacing 14% behind 2023. The variance from December 15 - 20 is most likely due to the YOY timing of holiday breaks, as vacations started earlier in 2023 with Christmas on a Monday compared to 2024 with the holiday falling on a Wednesday. 
 
The pace picks up on December 21, and the two-week holiday period is trending ahead of last year. Total occupancy is pacing 3% ahead YOY, paid occupancy is up by 4%, average daily rate (ADR) is 3% higher, and revenue per available room (RevPAR) is 7% higher than last year. Occupancy peaks on Monday, December 30, currently at 75%. 
 
The winter season has lost some traction over the past month, with total occupancy currently flat. The early season is pacing behind, and then picks up during the core months of February and March. December and January are both tracking 7% behind YOY, and February and March are pacing ahead by 1% and 3% respectively. The first week of April is showing a significant drop in pace due to the timing of Easter.

AIR UPDATE

 
Bookings have remained strong post-election and prior to Thanksgiving, with winter now pacing even to just up overall. The holidays are compressing into two weeks, with a softer 3rd week of Dec. this year. Please remember that from now through the 3rd week of January, minus the two holiday weeks, we see the largest booking weeks of the year for last minute holiday and then Presidents' Day to March.
