Total destination occupancy over the following two weeks was pacing 14% behind 2023. The report attributed much of the December 15–20 difference to holiday timing: Christmas fell on a Monday in 2023 and a Wednesday in 2024, affecting when vacations began.
The pace picked up December 21. For the two-week holiday period, total occupancy was reported as 3% ahead, paid occupancy 4% ahead, ADR 3% higher and revenue per available room (RevPAR) 7% higher year over year. The forecast occupancy peak was Monday, December 30 at 75%.
The full-winter occupancy pace was approximately flat after losing ground over the preceding month. December and January were each 7% behind; February and March were 1% and 3% ahead respectively. The first week of April showed a substantial decline, which the report linked to Easter’s timing.
Bookings had remained strong after the election and before Thanksgiving, putting winter approximately even to slightly ahead overall. Holiday travel was concentrated into two weeks, with the third week of December softer than the prior-year comparison.
The update identified the period through the third week of January, excluding the two holiday weeks, as an important booking window for last-minute holiday travel and later winter trips. It promoted the then-new Breeze SNA–MTJ route and Telluride Regional Airport service. Those promotional instructions have expired; current routes require airline confirmation.
This report illustrates why matching calendar dates alone may distort a year-over-year holiday comparison. Booking-window timing and the date of Easter can affect the pace without establishing a lasting demand change. ADR and RevPAR also measure lodging performance, not property appreciation.
