The Telluride Tourism Board's February 2023 lodging update described destination booking pace, including Telluride and Mountain Village. Its first chart is labeled “Destination Total Occupancy”; the figures should not be read as Mountain Village-only results. This is the snapshot published February 27, 2023, with comparisons to 2022, rather than current room availability.
The update reported total occupancy of 62.2% for the next two weeks, 19% below the prior-year comparison, and average daily rate (ADR) of $824, 7% higher. The original chart covers February 24 through March 10. The update suggested a 21% decline in group business might contribute to the occupancy difference: the Chicago Metro Ski Council and Mayo Clinic had visited in the comparable 2022 period. It did not establish that group bookings caused the entire decline.
The spring-break chart identifies March 4–10 and March 11–17, 2023, at 59% and 67% occupancy, compared with 70% and 77% in 2022. The written update summarized the pace as 16% lower. For March 18–24, it showed 44% versus 59%; March 25–31 showed 32% versus 39%. These were bookings on hand when the report was prepared, not final realized occupancy.
Winter occupancy was reported at 52.3%, pacing 13% behind the previous season, with ADR of $913, up 12%. December and January had closed 7% lower year over year; February and March were pacing 17% behind 2022. The update separately put Telluride occupancy 17% lower and Mountain Village occupancy 11% lower. Those town-level comparisons are distinct from the destination totals above.
The early summer outlook was 11% ahead of 2022 in occupancy pace, with ADR 4% lower at $667. Summer, full-winter and two-week figures cover different periods and should not be substituted for one another.
