The April 2023 luxury market report records Telluride single-family activity for March 2023. It reported eight sales against 77 properties in inventory, a rounded 10% sales ratio, and a median sale price of $4,775,000. These figures describe the report's historical luxury segment, not today's market or a promised return.
Read Anne-Britt Ostlund's April 2023 Luxury Market Report. The original publication contains 26 pages; its Telluride single-family tables and summary appear on pages 22–23. The report below preserves the original source.
The report classified the segment as a buyer's market under its 2023 thresholds: below 14.5% was a buyer's market, 14.5% to below 20.5% was balanced, and 20.5% or above was a seller's market. Its sales ratio compares sales with inventory; it does not count interested buyers or determine the negotiating position of an individual listing.
The 50% ratio in the highlighted price band came from only one sale. Likewise, the overall median summarizes eight transactions with their particular mix of properties. A sale-to-list ratio compares a selling price with an asking price; it does not measure a seller's investment profit after purchase costs, improvements, financing and transaction expenses.
The report includes active and sold properties and excludes pending properties. Its square-foot table excludes records without disclosed square footage. Preserve those definitions when comparing this archive with another month; a changing property mix can move a median without establishing appreciation for a particular home.
