This is an archived February 2024 Telluride Luxury Market Report. It summarizes the report’s January 2024 luxury single-family and attached-home tables. Read the original 26-page report for its methodology, benchmark definitions, and broader North American context.
The embedded report identifies its data as active and sold luxury properties and excludes pending properties. Its sales ratio is sold properties divided by month-end inventory. The sale-price and days-on-market figures cited here are medians, not averages, and treats its category sample as a luxury benchmark segment rather than all Telluride homes. A ratio above 100% in a price band is not a probability; it can result when sales in the period exceed month-end inventory.
The report classified the luxury single-family segment as a buyer’s market with a 9% sales ratio. It listed 8 sold properties and 87 properties in inventory, a median sale price of $6,297,500, a median sale-to-list ratio of 96.18%, and median days on market of 104, compared with 122 in January 2023. The report identified the $1,500,000–$1,999,999 active band as having a 29% sales ratio. Those figures describe the publisher’s defined January category sample; they do not establish an individual property’s value or future outcome.
For the report’s luxury attached category, it listed 37 properties in inventory and 0 sold properties. With no sales in that sample, a median sale price should not be inferred and the report’s market label should not be read as a result for every attached home or every price point.
This report is a historical reference point, not current advice or a forecast. A current purchase or sale decision calls for updated comparable data, property condition, title and governing-document review, financing terms, and the buyer’s or seller’s particular timing and objectives.
