The median sale price was $6,532,500, compared with the prior chart’s rounded $4.35 million. The current chart rounds the median to $6.53 million.
Reported sale price per square foot rose from $1,071 to $1,686. The median sale-to-list-price ratio moved from 96.23% to 94.89%, a decline of 1.34 percentage points. Median days on market rose from 230 to 331, a difference of 101 days. The most active price bands were $3,000,000–$3,499,999 and $10,000,000–$10,999,999, each with a 25% sales ratio.
The attached segment was classified as balanced, with an 18% sales ratio. Inventory was 40, compared with 44 in June 2022, and sales were seven versus eight. The median sale price was $1,175,000, shown rounded to $1.18 million in the chart, compared with $980,000 a year earlier.
Reported sale price per square foot was $1,649 versus $1,088. The median sale-to-list-price ratio was 97.20% versus 97.10%, an increase of 0.10 percentage point despite the chart’s whole-percent variance label rounding to 0%. Median days on market rose from 53 to 57. The most active band was $800,000–$899,999, with a 67% sales ratio.
The report’s two property categories had different sales-to-inventory conditions. Single-family sales fell from ten to eight while inventory increased; attached sales fell from eight to seven while inventory declined. Higher median sale prices in such small samples are not a measurement of how much every home appreciated. The category medians for time on market also do not promise a particular marketing period.
The report covers properties above its market-specific luxury benchmarks, with active and sold records and no pending properties in the stated data. A sales ratio compares the period’s sales with remaining inventory; it is not the percentage of asking price achieved. Ratios above 100% can occur when sales exceed the inventory remaining at the measurement date, and are not a probability of selling. Small numbers and a changing mix of homes can move medians substantially without measuring the appreciation of the same property.
