The July 2024 report records separate June results for two property segments: single-family had four sales against 97 properties in inventory, while attached homes had three sales against 57. The separate tables have different medians, ratios, and days on market; neither historical sample establishes current conditions or investment outcomes.
Read the original July 2024 Luxury Market Report. In this 22-page edition, Telluride single-family tables appear on pages 18–19 and attached tables on pages 20–21.
The report identified a $1,500,000 luxury benchmark, 97 properties in inventory and four sales, a 4% sales ratio classified as a buyer's market. It reported a 91.27% median sale-to-list ratio, a $6,588,660 median sale price, and 193 median days on market, down from 331 in June 2023. The $4,000,000–$4,749,999 band had one sale against three properties in inventory, a 33% ratio.
The separate attached table used a $500,000 luxury benchmark and reported 57 properties in inventory and three sales, a 5% buyer's-market sales ratio. It reported a 96.18% median sale-to-list ratio, a $1,200,000 median sale price, and 102 median days on market, up from 57 in June 2023. The $600,000–$699,999 band had one sale against one property in inventory, a 100% ratio.
The report’s 2024 thresholds defined a buyer's market below 12%, balanced from 12% to below 21%, and seller's at 21% or above. Sales ratios compare sales with inventory. They do not count prospective buyers, predict an individual negotiation, or establish appreciation. The report includes active and sold properties and excludes pending properties; its square-foot table omits records without disclosed square footage.
