The report used a $1,500,000 luxury benchmark and classified the 9% sales ratio as a buyer's market. It reported an 86.16% median sale-to-list ratio, a $2,600,000 median sale price, and 195 median days on market, compared with 171 in December 2023. The $1,500,000–$1,999,999 band had a 40% sales ratio.
The separate attached table used a $500,000 luxury benchmark and classified the 4% sales ratio as a buyer's market. It reported a 100.00% median sale-to-list ratio, a $1,825,000 median sale price, and 35 median days on market, compared with 78 in December 2023. The $4,000,000–$4,999,999 band had a 17% sales ratio.
The report defined a buyer's market as a sales ratio below 12%, balanced as 12% up to 21%, and seller's as 21% or higher. A sales ratio compares sold listings with month-end inventory. It does not establish a property’s value, financial outcome, or negotiating result. The source reports active and sold properties, excludes pending properties, and notes that its square-foot table omits records without disclosed square-foot data.
