This April 7, 2023 article discussed home equity using a national infographic attributed to NAR and First American. It is useful for understanding the distinction between a home, debt and net worth; it does not establish that buying in Telluride guarantees wealth or financial stability.

The graphic divides its illustrated net worth into housing and other investments. Across income bands below $26,000, $26,000–$46,000, $46,000–$74,000, $74,000–$127,000 and $127,000–$192,000, it labels total net worth as $103,000, $140,000, $190,000, $261,000 and $433,000 respectively. It does not print the underlying data year, sample or full methodology. These group comparisons should not be treated as a result for every income level or an individual buyer.
Paying down mortgage principal reduces debt. A rise in property value can increase equity, while a decline can reduce it. Interest, taxes, insurance, maintenance, association costs and transaction costs affect the household’s actual financial position. Equity is not automatically cash available to spend or the amount a seller will receive.
Before buying, compare the full ownership budget, cash reserves, property condition, financing terms, expected holding period and alternatives. A purchase suitable for one household may not suit another.
