The Spring Housing Market Could Be a Sweet Spot for Sellers [INFOGRAPHIC]

The graphic shows inventory rising from January 2022 to January 2023 while remaining below several earlier January counts. Both statements can be true because they use different comparison periods.

Realtor.com’s January 2023 report described national active inventory as 43.2% below the pre-pandemic 2017–2019 comparison and 65.5% above January 2022. The graphic’s six bars begin in 2018; they do not display 2017. The 43.2% figure therefore should not be recalculated using all six bars or by substituting 2018–2020 for the report’s stated baseline.

Inventory is only one part of a sale decision

Fewer competing listings can matter, but a count of homes for sale does not measure the number of qualified buyers. The report also discussed affordability constraints and a slower market. Calling the entire market a seller’s market from this comparison alone overstates what the evidence establishes.

For a Telluride or Mountain Village home, compare similar current listings and recent closed transactions. Review the property’s condition, asking price, likely ownership costs and the seller’s next housing arrangements. An archived national infographic cannot promise multiple offers, a fast closing or an above-list sale.
