It therefore does not establish that a particular listing trend occurred in Telluride or describe current inventory.
New listings count properties entering the market during a defined period. Active inventory describes properties available at a particular time or under a stated reporting method. More new listings do not necessarily mean more homes remain available, because sales, withdrawals and other status changes also affect inventory.
Ask for the market boundary, property types, date range, source and definition of the count. Compare equivalent periods and note whether a series is seasonally adjusted. Distinguish asking prices from closed-sale prices, and review how the available properties compare in size, location and condition.
