July 7, 2023 archive. This article combined June national listing data with a May sales survey. Both are historical, and their different reporting months and populations matter.

The retained Realtor.com-attributed chart shows January through June for 2017, 2018, 2019 and 2023. It omits 2020–2022 and does not label exact values on the individual bars. The omitted years are not zero observations. The chart supports a comparison with selected pre-pandemic years; it does not by itself establish a permanently “normal” inventory level.
Realtor.com’s June 29, 2023 release described June active inventory as 50.6% below the 2017–2019 pre-pandemic comparison. Its June report also reported active inventory 7.1% above June 2022. There could be more listings than a year earlier and fewer than the older comparison at the same time.
The May 2023 NAR Realtors Confidence Index reported the following:
| Survey measure | May 2023 result |
|---|---|
| Respondents reporting properties sold in less than one month | 74% |
| Median days on market | 18 days |
| Average offers reported | 3.3 |
The survey asked Realtors about client interactions and their most recent sales for the month. It received 2,022 responses during June 1–13, including 1,058 respondents who had a client in the previous month. These are survey results about that activity, not a census of every active listing. They do not promise that a new listing will sell within 18 days or receive three offers.
The median marketing time also is not the time from listing to completed closing. An average number of offers can hide a wide range of outcomes. Neither statistic should be relabeled as a current Telluride result.
A smaller pool of competing homes can influence a selling strategy, but inventory alone does not establish buyer demand, affordability or the right asking price. Compare similar active listings and recent closed sales in the relevant Telluride or Mountain Village segment. Review condition, price reductions, concessions and likely ownership costs.
Anne-Britt can help organize that property-specific review and discuss preparation and timing. Whether to sell should follow the owner’s needs, replacement housing and current evidence, not the “sweet spot” wording of a 2023 headline.
