September 2023 inventory archive. The retained graphic compares July active listings in 2023 with July in 2017–2019. Its national figures should not have been presented as a count of current Telluride homes for sale.

The Realtor.com/NAR-credited graphic displays 1.32 million active listings for July 2017, 1.26 million for July 2018, 1.24 million for July 2019 and 647,000 for July 2023. The comparison behind the title is approximately half of those earlier July national counts. It does not establish that every local market had half its prior inventory.
The graphic also includes Lawrence Yun’s opinion about the market absorbing more inventory and a historical seller call to action. Those statements belong to the archived graphic, not a current promise of demand, buyer competition or a favorable sale result.
Active inventory is not the same as new listings, completed sales or months of supply. A smaller national count alone cannot establish demand for a particular property. Price, location, condition, financing and the available alternatives all matter.
For a current Telluride comparison, define the geography and property category, use a stated date and source, and review recent local sales alongside active competition. Mountain Rose Realty can discuss that evidence and a property-specific plan. No national inventory chart establishes exclusive access, the best possible deal or an optimal time to sell.
