The graphic attributes these results to Realtor.com. They describe respondents’ stated reasons in that 2023 survey, not the return, motivation or housing needs of every seller.
The original cited ATTOM’s 2022 national median-sale profit of $112,000 and a 51.4% return compared with original purchase price. That historical aggregate does not determine an owner’s current net proceeds. A current estimate needs a supported sale-price range, mortgage payoff, other liens, concessions, taxes, commissions and moving or replacement-housing costs.
ATTOM’s January 26, 2023 release gives the comparison margins as 44.6% in 2021 and 32.8% in 2020, alongside 51.4% in 2022. Its measure uses purchase and resale prices. It is not an annual investment return after ownership and transaction expenses, and $112,000 is not an average profit promised to every seller.
The earlier article also said people had been in their homes for about ten years, without documenting the population or calculation for that statement. Treat it as an unverified historical tenure claim, not an average for every homeowner or a reason to move on a ten-year schedule. A household’s space, work and family needs can change at any time.
A home can stop fitting the owner’s space, feature or location needs. That is a valid planning question, but it does not prove that Telluride is the best destination, that amenities will fit the owner’s daily life, or that a purchase there will appreciate. Compare actual properties, access, ownership costs and travel patterns against the household’s priorities.
