“Under contract” generally means the buyer and seller have entered a purchase agreement and the transaction has not yet closed. It does not mean that every condition has been satisfied or that ownership has already transferred.
Read the actual contract with your broker and, when needed, an attorney. Depending on its terms, the remaining work may include inspections, financing, appraisal, title and document review, agreed repairs and closing arrangements. The available rights and deadlines are specific to that agreement; they should not be assumed from a listing-status label.
Being under contract does not create a universal ban on further offers. Colorado’s Real Estate Manual, Chapter 1, describes a seller’s agent’s duty to present offers even when the property is already subject to a contract. That duty is different from requiring the seller to accept another offer.
Ask the listing broker whether the seller is considering backup offers. A possible backup arrangement does not displace the existing agreement or guarantee that the property will become available. Have the applicable terms and obligations explained before signing anything.
