October 4, 2024 market archive. This snapshot describes the single-family listing segment identified in the original Telluride report. Its figures are historical asking-market measures, not current home values or a report of closed-sale appreciation.

| Measure | October 4, 2024 | September 2024 |
|---|---|---|
| Active inventory | 53 | 58 |
| Price per square foot | $1,693 | $1,694 |
| Average days on market | 260 | 256 |
| Median list price | $7,950,000 | $7,972,500 |
The retained graphic labels the observation as Week 4 October 2024. Read it alongside the article’s October 4 publication date; it does not establish a full-month October result. Inventory was lower than the displayed September comparison, while the asking-price measures were close. Neither comparison tracks the same individual homes through a sale, so a change in the mix of listings can affect the numbers.
| Measure | Historical value reported |
|---|---|
| Market Action Index | 26, versus 24 in the prior month |
| Median price of new listings | $1,824,000 |
| Median days on market | 168 |
| Median rent | $6,600 |
| Listings with price reductions | Approximately 45% |
The original report characterized the index as a slight buyer advantage despite its increase. The index is a market indicator, not a price forecast or a percentage return. The much lower median for newly listed properties concerns a different subset from all active listings. Without the number and characteristics of new listings, it cannot show that similar homes became broadly more affordable.
Average and median days on market summarize different aspects of the listings’ exposure. They do not predict the time a new listing will take to sell or the time from contract to closing. The price-reduction share concerns listings with asking-price changes, not a 45% fall in property values.
The rent figure lacks a documented lease term, rental sample and expense calculation in the original report. Do not treat it as a verified monthly income estimate or use it to calculate a purchase yield.
The original material refers to Telluride and ZIP code 81435 without documenting exact geographic boundaries, exclusions or sample methodology. A ZIP-based segment should not automatically be equated with homes inside Town limits. Compare the address, property type, condition and price range before applying any aggregate figure.
