October 2023 San Miguel County report archive. The linked San Miguel County Market Analysis was produced by Land Title Guarantee Company. The $752,642,603 figure is year-to-date through October 2023, not a full-year 2023 total. The report records 387 transactions for that year-to-date period.
The original chart compares annual figures from 2004 onward with a separately labeled 2023 year-to-date value. The month-to-month table in the PDF supplies January through October 2023 entries and leaves November and December without 2023 results. Do not compare the partial-year total with a full calendar year as though the periods were equal.
The report includes area-level transaction summaries, single-family and multi-family comparisons, vacant and development land, commercial activity and interval transactions. Its reconciliation also identifies deed-restricted or mobile-home transactions, related-party and other deed categories. The $752,642,603 total therefore should not be described as only conventional residential home sales.
The October table shows $58,379,950 across 46 transactions. Its residential-average and price-per-square-foot footnote refers to sales deemed statistically viable and properties with available square footage. The report’s differently labeled all-transaction and residential columns should not be interchanged or treated as an individual home’s value.
The PDF separates local, Front Range, out-of-state domestic and international buyer categories. For October it reports 12 local, one Front Range, 33 out-of-state domestic and no international entries, totaling 46. The year-to-date counts are 114, 14, 245 and 14 respectively, totaling 387. These are the report’s categories and period-specific counts, not a current profile of every buyer or proof of what drives prices.
Other sections compare 2022 with year-to-date 2023 prices by area and property type, and detail interval-project transactions. Check each table’s period, unit and sample before interpreting a change. Project transaction volume alone does not establish investment performance or a “best” location.
