March 2, 2024 condo-market report archive. The following figures were published in the original Telluride market commentary. They are not current listing counts, prices, rental income or advice to enter the market.
The original article said sales were exceeding new inventory while excess inventory was being absorbed. It provided no transaction-flow counts or index formula. Its buyer-advantage label and discussion of future price pressure are dated interpretations, not verified forecasts.
List prices are asking terms, not completed-sale values. The page does not identify the underlying provider, complete property filters, reporting cutoff or calculation methods. A Telluride or CO 81435 label should not automatically be treated as the Town’s municipal boundary or a complete market count.
The rent field lacks a defined period, sample and distinction between advertised and executed leases. It cannot establish a property’s annual revenue, expenses, rental permission, occupancy or net return. Price-change, days-on-market and relisting fields also require consistent definitions before comparison with another report.
Request a current source-dated report with its geography and property filters. Compare relevant closed sales and active alternatives, then examine the individual property’s condition, documents, ownership costs and intended use. Contact Mountain Rose Realty to discuss the evidence behind a current analysis. Historical index labels do not guarantee negotiating leverage or a sale outcome.
