
Redfin reported a 96.9% sale-to-list ratio for Telluride in August 2026. Read literally, the measured sales closed at about 3.1% below the relevant list price on average. That is useful context. It is not a rule that every buyer should offer 3.1% below asking.
A sale-to-list ratio compares sale price with a list-price field in the source data. The exact field matters. Some providers use final list price, while others may distinguish original and final list. A home can go through one or more price reductions before selling, so the final ratio may hide a larger adjustment from its original launch price.
Aggregate ratios also hide the distribution. Some homes may sell close to asking while others sell materially below. A mean or median cannot show furnishings, repair credits, closing-cost contributions, inspection resolutions or timing concessions.
On the same Redfin page, the three-month market summary reported two homes sold. In a small resort market, one transaction can carry unusual attributes that are not shared by the property you are evaluating. The ratio should prompt a closer look at comparable sales, not a mechanical discount.
The Colorado Association of REALTORS® reported that San Miguel County single-family homes received 94.3% of final list price on average through August 2026. Townhouses and condos received 94.2%. Those figures were based on 16 and eight year-to-date sales, and the report says seller concessions and down-payment assistance are not included.
The county figures cannot be substituted for Telluride city results. They cover broader geography and separate property types. They do, however, reinforce the practical point that below-list closings were present in the wider market.
For a buyer, I would review the listing's price history, current competition, recent comparable sales, condition, time on market and the seller's preferred timing. Then I would separate price from other terms. A strong inspection plan or flexible closing date can matter without changing the headline price.
For a seller, the ratio is a reminder to watch showing activity and feedback early. A property that is correctly positioned can still attract a result near asking. A stale listing may need a price change large enough to reach a different buyer pool.
