Choosing a listing agent involves more than a proposed asking price. The original October 2023 educational-series post offered What Every Home Seller Should Know as a free starting point for comparing agents and planning a home sale. The linked guide remains available below.
Ask the broker to explain the comparable evidence behind a pricing proposal, the preparation and marketing work included, showing arrangements, communication schedule and who will handle each task. Distinguish a suggested strategy from a promised result.
The guide includes agent-selection questions, marketing concepts and a real-estate glossary. Its promotional statements, testimonials and examples are historical material, not independently verified proof that a particular seller will achieve a higher price or a successful closing.
The PDF contains 7% residential and 10% land commission illustrations. These are examples in the archived guide, not a required, typical or current offered rate. Ask for the compensation and services proposed for your transaction in writing and review the actual agreement before signing.
Contract, title, lending, insurance and other specialized topics in an older glossary need current, situation-specific confirmation. Use the appropriate qualified professionals when a question exceeds the scope of brokerage services; a general report cannot settle a particular legal or financing issue.

Bring your timing needs, property information, budget and questions to a consultation. Ask how preparation costs, concessions, carrying expenses and proposed service fees affect estimated proceeds, and how the plan would change if buyer response differs from expectations.
