Selling a home yourself changes who performs the work and which services you purchase. It does not, by itself, establish a higher net return. This Mountain Rose Realty educational-series page offers a framework for comparing an independent sale with a proposed brokerage service.
Start with a supported range of possible sale prices, then account for preparation, advertising, photography, professional services, any negotiated compensation, concessions, closing expenses and carrying costs. Use the same assumptions for each option. A lower fee does not automatically produce a higher net, and a higher-priced service does not guarantee a higher sale price.
Identify responsibility for pricing research, listing distribution, buyer inquiries, showings, offer review, deadlines and communication with transaction professionals. Consider the time you can commit and the areas where you need paid help.
Inspectors, appraisers, lenders, title professionals and attorneys have distinct roles. An agent can coordinate transaction work within the agreed service scope, but should not replace specialized advice or promise that every issue will be avoided.
The original January 2024 promotion described proven strategies and better proceeds without supplying a comparison study or underlying client-results evidence. Those claims should not determine a sale plan. Ask any provider for relevant evidence, a written scope and clear costs, and compare the proposed approach with your property and goals.
