There is no single reliable cost-recovery percentage for every remodel or every Telluride home. Cost recovery compares the estimated value a project adds at resale with its cost. That differs from enjoyment, maintenance necessity, energy savings or the total sale price of the house.
The April 2025 NAR/NARI Remodeling Impact Report announcement lists estimated recovery of 100% for a new steel front door, 83% for a closet renovation and 80% for a fiberglass front door. Those are national project estimates, not measured returns from a Telluride sale. The report also distinguishes homeowner satisfaction from resale recovery.
The report’s methodology uses a hypothetical 2,300-square-foot, post-1978 home without hidden problems and specified material quality. A historic home, mountain-site logistics, custom luxury finishes or a condominium approval process may differ substantially.
For a purely illustrative calculation, a $50,000 project estimated to add $25,000 to resale value has 50% cost recovery. That is not a profit estimate or a forecast for a particular house. The future buyer, market and actual project cost remain uncertain.

The original spring-2023 statements about low inventory and fast sales should not be used as current Telluride market evidence.
