
In August 2026, three public sources could put three very different Telluride price figures in front of you. Realtor.com® displayed a $4,723,750 median citywide listing price. Redfin reported a $3,520,170 median sale price over the three months ending in August. Zillow's city-level ZHVI estimated a typical home value of $2,210,488.
Those figures are not competing answers to the same question. One describes asking prices, one describes a very small group of completed sales, and one is a smoothed value index. Understanding that distinction is more useful than choosing the largest or smallest number.
A median listing price is the middle asking price among the listings included by the provider. It does not say what those homes will sell for. The mix can change quickly in Telluride. If several high-priced detached homes enter the market, the median can rise without any individual property appreciating.
Realtor.com® also reported a San Miguel County median listing price of $3,072,500 in its August county CSV. That is broader geography than the Telluride city page. Mountain Village, other communities and rural property can change the county mix.
Redfin's $3,520,170 median was based on two homes sold in its reported three-month period. With two sales, the result is a description of those transactions, not a stable benchmark for every Telluride property. A different pair of closings could move the median dramatically.
The year-over-year change was reported as negative 36.3%. That does not mean every Telluride home lost 36.3% of its value. It means the median of the homes that sold differed from the median of the homes sold in the comparison period.
Zillow defines ZHVI as a measure of the typical value for homes in the 35th to 65th percentile range. The Telluride series is smoothed and seasonally adjusted. It is designed to reduce some of the composition noise that affects transaction medians, but it is still a citywide model. It is not an appraisal or a closed-sale price.
If you are pricing a specific home, the useful evidence is a property-level set: recent comparable sales, pending transactions, competing listings, price changes, condition, location, legal use and timing. Public aggregates establish context. They do not replace that work.
