Presented by Mountain Rose Realty and Anne-Britt Ostlund. This December 2025 report edition analyzes November 2025 activity. It is historical information, not a current market quote. The original report includes Telluride and other U.S. and Canadian luxury markets. Its reader displays 22 pages, rather than the 24 described in the earlier article.
The publisher's Telluride single-family section uses a $1,500,000 luxury benchmark. It reports 96 properties in inventory and 9 sales, giving a rounded 9% sales ratio (9 ÷ 96 is approximately 9.38%). Under the report's own framework, that is a buyer's market. The sale-to-list ratio is a different measure: the median was 93.18%, with a $2,950,000 median sale price.

| Measure | Nov. 2024 | Nov. 2025 | Graphic change |
|---|---|---|---|
| Inventory | 82 | 96 | +17% |
| Sales | 5 | 9 | +80% |
| Median sale price | $7.00m | $2.95m | −58% |
| Median sale price per sq. ft. | $1,760 | $912 | −48% |
| Median sale-to-list ratio | 97.14% | 93.18% | −4% |
| Median days on market | 251 | 134 | −47% |
The reported most active price band was $10,000,000–$10,999,999, with a 100% sales ratio. The publisher's chart shows one sale and one inventory listing in that band. That small denominator is essential: it does not mean that every $10 million home sells, or that the entire top end is moving quickly. The overall median time fell from 251 to 134 days among the reported sales; the table alone does not show that pricing or presentation caused the change.
The attached section, covering the report's condo and townhome category, uses a $500,000 luxury benchmark. It reports 77 properties in inventory and 7 sales: about 9.09%, rounded to 9%, also classified as a buyer's market. The median sale price was $2,050,000 and the median sale-to-list ratio was 93.90%.

| Measure | Nov. 2024 | Nov. 2025 | Graphic change |
|---|---|---|---|
| Inventory | 60 | 77 | +28% |
| Sales | 5 | 7 | +40% |
| Median sale price | $2.10m | $2.05m | −2% |
| Median sale price per sq. ft. | $1,678 | $1,948 | +16% |
| Median sale-to-list ratio | 96.97% | 93.90% | −3% |
| Median days on market | 120 | 258 | +115% |
The report identifies $2,000,000–$2,499,999 as the most active attached price band, with two sales and six inventory listings, or approximately 33%. The original article discussed this range as an option for buyers interested in walkability and simpler upkeep. Those are property-specific features, not characteristics established by the ratio. Attached median days on market rose from 120 to 258, but that does not establish that HOA concerns caused longer decisions.
The graphic changes are rounded relative changes. For example, the single-family sale-to-list ratio fell by 3.96 percentage points, while the attached ratio fell by 3.07 percentage points; those differ from the graphics' rounded −4% and −3% relative changes. Medians are not averages, and a change in the median does not measure appreciation or depreciation of the same home. With 9 and 7 sales, the mix of properties can have a substantial effect.
The publisher says the data include active and sold properties and exclude pending properties. Square-foot information can be incomplete when it is not disclosed. Its sales ratio is sales divided by inventory for the report, not a probability that an individual listing will sell. A median sale-to-list ratio does not measure all concessions, renovation needs or total negotiating power.
For buyers, the report suggests comparing available choices carefully, particularly longer-listed properties. Check condition, view, privacy, ski access and walkability rather than assuming the overall ratio determines value. For condos and townhomes, examine HOA structure, dues, reserves, amenities, rental rules, parking and storage as part of that comparison.
For sellers, pricing, presentation and the nearest competing listings deserve attention. The article's original emphasis on those decisions remains useful, but neither rare features nor a strong photograph guarantees a fast sale or a particular price. Use current matched sales and active competition before setting terms; November 2025 does not describe today's leverage.
