
San Miguel County's public townhouse and condo report showed 15 units for sale and six months of supply in August 2026. A year earlier it showed 16 units and 12 months of supply. The inventory count barely changed, but the supply measure was cut in half.
The reason is the relationship between available homes and the pace of sales. Through August 2026, eight units had sold, compared with seven a year earlier. In August itself, the report recorded one completed sale.
In a large market, one transaction is a rounding error. In a small resort market, one sale can materially change a percentage or ratio. That is why the source warns that monthly activity can look extreme when sample sizes are small.
The year-to-date median sale price was $1,367,500, down 8.8% from $1,500,000. The average sale price was almost unchanged at $2,332,875. Those two statistics moving differently suggest that the distribution and mix of sales matter. Neither tells us how a specific unit changed in value.
The report covers all of San Miguel County and combines townhouse and condo transactions. It is not limited to the Town of Telluride, Mountain Village or a particular building. Units can differ by size, access, view, amenities, HOA obligations, rental rules and condition.
Those differences are especially important when only eight sales form the year-to-date comparison. A building-level analysis may show a different competitive set from the county aggregate.
Review recent sales in the same building or closest comparable properties, current competing units, HOA financials, dues, special assessments, insurance, reserves, governing documents, rental restrictions and any planned capital work. Public market statistics cannot answer those due-diligence questions.
Compare your unit with the current alternatives buyers will see, not only with the highest past sale. Note price changes and marketing time, and identify whether the recent sales included renovations, furnishings, parking, storage or use rights that make them materially different.
