San Miguel County Condo and Townhome Report: August 2026

The countywide townhouse and condo series moved differently from the single-family series through August 2026. Sales increased from seven to eight, the year-to-date median price declined, and available inventory remained limited in absolute terms. Because the sample is only eight completed sales, this report emphasizes counts and definitions alongside percentages.

Eight countywide sales define the year-to-date comparison

The Colorado Association of REALTORS® report recorded 16 new townhouse or condo listings and eight sold listings through August 2026. Through August 2025, it recorded 26 new listings and seven sold listings. New listings were down 38.5%, while sold listings were up by one transaction, reported as a 14.3% increase.

The year-to-date median sale price was $1,367,500, down 8.8% from $1,500,000. The average sale price was $2,332,875, essentially unchanged from $2,335,000. With eight sales spread across a county that includes different communities, buildings and price tiers, neither measure should be treated as a value change for a specific condominium.

List-price realization and marketing time

The average percent of final list price received was 94.2% through August 2026, down from 98.4% in the comparable 2025 period. The source excludes seller concessions and down-payment assistance from that calculation, so a contract can have economic terms not visible in the percentage.

Days on market until sale declined from 211 to 162 year to date, a reported decrease of 23.2%. That is a completed-sale statistic. It should not be substituted for days accumulated by current active listings or used as a prediction for one unit.

Inventory and months of supply moved in the same direction

The report showed 15 townhouse or condo units for sale in August 2026, down from 16 a year earlier. Months of supply fell from 12.0 to 6.0. August had four new listings and one sale. A change based on a single monthly sale is fragile, which is why the year-to-date counts and a building-level competitive set matter more for a specific decision.

Countywide data combines units with very different location, access, condition, HOA structure and use restrictions. It does not establish a separate trend for in-town Telluride condos, Mountain Village residences or any named building.
