
The Colorado Association of REALTORS® reported 19.1 months of single-family supply in San Miguel County for August 2026. A year earlier, the report showed 17.5 months. At the same time, available inventory declined from 57 homes to 51.
That can look contradictory until you remember that months of supply depends on two things: how many homes are available and how quickly homes have been selling. Supply can rise even while inventory falls if the sales pace slows more.
The county report recorded two single-family sales in August 2026 and eight new listings. Through August, 16 single-family homes had sold, down from 25 in the comparable 2025 period. With limited transactions, the sales-rate denominator can move the months-supply figure sharply.
The source itself warns that one month can look extreme because of small sample size. The number is useful as a broad county signal, but it is not a countdown for an individual listing.
Nineteen months of supply does not mean every seller must wait 19 months. It does not mean every price tier has the same balance. It does not establish the market for Town of Telluride homes, Mountain Village ski property, ranches or any neighborhood.
A countywide single-family pool can include properties with very different location, access, acreage, condition and price. A small number of high-end listings can remain available for long periods without describing more attainable segments.
Buyers can treat the figure as a reason to inspect competition and price history carefully. If several comparable homes are available and recent sales are limited, there may be room to negotiate price, timing or other terms. The evidence still has to be property-specific.
Sellers should define a competitive set before launching. Count the alternatives buyers will genuinely compare, study their price changes and understand which properties have actually closed. In a slower segment, a price that depends on waiting for a single perfect buyer may carry a meaningful time cost.
