San Miguel County Single-Family Market Report: August 2026

San Miguel County's single-family market had fewer completed sales through August 2026 than a year earlier, while the year-to-date median sale price was higher. Those facts can coexist in a small, mixed county market. This report keeps the geography, time window and 16-sale sample visible so the figures remain useful without being mistaken for a Town of Telluride price index.

The year-to-date picture

Colorado Association of REALTORS® data through August 2026 recorded 50 new single-family listings and 16 sold listings in San Miguel County. Through August 2025, the report recorded 59 new listings and 25 sold listings. That is a 15.3% decline in new listings and a 36.0% decline in completed sales year over year.

The year-to-date median sale price was $2,065,000, compared with $1,293,000 through August 2025, a reported increase of 59.7%. The average sale price was $3,323,219, up 9.2%. The gap between the median and average, combined with only 16 completed sales, is a reminder that the mix of properties sold can materially move the headline figures.

Pricing, concessions and time to contract

Single-family sellers received 94.3% of final list price on average year to date, up from 93.0% in the comparable 2025 period. The source notes that this measure does not account for seller concessions or down-payment assistance. It should not be read as net proceeds.

Days on market until sale fell from 222 to 181 year to date, a reported 18.5% decrease. This closed-sale measure is different from the time accumulated by homes that remain active, and it is different again from Redfin's time to pending or Realtor.com®'s active-listing days on market.

August inventory was ample relative to the recent sales pace

At the end of August 2026, the county report showed 51 single-family homes for sale and 19.1 months of supply. A year earlier it showed 57 homes and 17.5 months of supply. Inventory was 10.5% lower, yet months of supply was 9.1% higher because supply reflects both available inventory and the pace of sales.
