LODGING UPDATE

Total destination occupancy (paid and owner) through October 21 has increased by 9% YOY at 30%, and average daily rate (ADR) has decreased by 22% at $283. Mountain Village total occupancy has increased by 33% compared to the same period in 2022, and Telluride total occupancy has decreased by 5%. The largest growth occurs this weekend, with a bit of a bump during the last week of the season due to the gondola extension.

Winter pace continues to be strong, although slowing a bit, with total destination occupancy 18% higher YOY, currently at 31%. December is showing more growth than previous weeks 3% ahead YOY, and March showing the most growth, 30% higher YOY. The March uptick is most likely due to Easter and Semana Santa falling on the last week of the month. Telluride total occupancy pace is 1% higher YOY, and Mountain Village total occupancy pace has increased by 28%.

Summer air traffic is finishing slightly softer than the last two years, down a bit in early October but up again late. Summer overall is looking to finish 8-10% up. Early winter bookings are about 5% down, but picking up. Please take advantage of the Denver Air sale, with $139 fares out of TEX to PHX and DEN, available for travel through Dec 13!
