
Zillow's Telluride ZHVI reached $2,210,488 in August 2026. Redfin's three-month median sale price was $3,520,170. The fact that the sale-price number is much higher does not mean homes sold for 59% above value. The measures were built for different purposes.
Zillow defines ZHVI as a measure of the typical value for homes in the 35th to 65th percentile range. The series used here covers all homes and is smoothed and seasonally adjusted. It combines information to estimate market value across the housing stock, including homes that did not sell that month.
From August 2025 to August 2026, the Telluride ZHVI rose from $1,949,091 to $2,210,488, a calculated increase of 13.4%. Over three years, it rose 20.5%. Those are index changes, not guaranteed appreciation for a property.
Redfin's August page reported two homes sold in its three-month summary. The median therefore reflects a tiny group of completed transactions. If those homes were larger, better located or more expensive than the comparison-period sales, the median could rise even if like-for-like values were unchanged. The reverse can also happen.
Telluride has a varied and expensive housing stock. A compact in-town condo, a detached home, a Mountain Village residence and a rural county property are different products. When transaction counts are low, the mix of what sells can dominate the median.
Use ZHVI for a broad, consistent city trend. Use recent sale prices to understand actual transactions, but keep the sample and property mix visible. Use current listings to understand today's competition. For a specific home, use comparable sales and adjustments grounded in the property's location, type, condition and legal use.
