
Telluride Home Value and Inventory Trends Through August 2026
Zillow's city series estimated a typical Telluride home value of about $2.21 million in August 2026 and counted 67 unique for-sale listings active at some point during the month. These are different measures: one is a smoothed value index, and the other is a monthly listing count. Neither is a median closed-sale price.
The value index rose over one and three years
Zillow's smoothed, seasonally adjusted city-level ZHVI for all homes was $2,210,488 in August 2026, compared with $1,949,091 in August 2025 and $1,833,874 in August 2023. Calculated from those published values, the one-year change was 13.4% and the three-year change was 20.5%.
ZHVI estimates the typical value of homes in the 35th to 65th percentile range. It is not the average Zestimate, a median sale price, an appraisal or the expected value change of a particular home. Zillow notes that its full ZHVI history was upgraded beginning with the January 2023 data release.
Monthly inventory reached 67
Zillow's for-sale inventory series counted 67 unique Telluride listings active at any time in August 2026. The comparable counts were 62 in August 2025, 63 in August 2024 and 52 in August 2023. That works out to an 8.1% year-over-year increase and a 28.8% increase over three years. Inventory also rose from 59 in July 2026 to 67 in August.
Because the measure counts a listing active at any point in the month, it will not necessarily match an end-of-month active count, a live IDX search or another provider's city boundary and deduplication rules.
Values and inventory can rise together
The simultaneous increase in the value index and monthly inventory is not contradictory. Inventory measures availability; ZHVI is a smoothed model of typical value. Both can rise when the composition of listings changes, when listings remain active longer, or when estimated values continue moving despite more choices for buyers.
The series do not identify luxury, ski-access, condo or neighborhood effects. They also do not explain causation. For a purchase or sale, use current comparable properties and completed transactions in the relevant submarket.
