How many homes were for sale in Telluride in August 2026? Zillow's city inventory series said 67. Realtor.com® displayed 174 active citywide listings. Its San Miguel County CSV recorded 280 active listings. The Colorado Association of REALTORS® showed 51 single-family homes and 15 townhouses or condos for sale countywide.
Those counts are not interchangeable. Before using any inventory number, identify its geography, property coverage and timing rule.
Zillow defines monthly for-sale inventory as the count of unique listings active at any point in the month. A home listed for only part of August can be included. The city series rose from 62 in August 2025 to 67 in August 2026.

The county association report showed 51 single-family homes and 15 townhouse or condo units for sale. Adding those figures does not necessarily reproduce another provider's total because the association categories, timing and underlying records differ. Other property types may also sit outside the two displayed categories.
If you want to ask whether inventory changed over time, use the same provider, geography, property type and definition across both periods. Switching sources can create an apparent change that is really a method change.
For a buyer, the most actionable inventory is the set of homes that genuinely compete with the property you want. For a seller, it is the set buyers will compare with your listing. That set is usually much smaller than any city or county total.
