Telluride has some of the highest luxury prices in North America. The Institute for Luxury Home Marketing's October 2026 report, covering September data, shows the second-highest median single-family luxury sale price on the continent, and the highest for attached homes. What matters more for buyers and sellers is how each segment is behaving. In September 2026, Telluride's single-family luxury market was a buyer's market and its attached market was balanced. Here's the detail.
The single-family luxury segment is officially a buyer's market, with a 7% sales ratio. Homes sold for a median of 97.42% of list price.
Single-family luxury | September 2025 | September 2026 |
|---|---|---|
Total inventory | 125 | 110 |
Total sold | 10 | 8 |
Median sale price | $5,612,500 | $6,197,500 |
Median sale price per sq. ft. | $1,416 | $1,423 |
Sale-to-list price ratio | 96.19% | 97.42% |
Median days on market | 229 | 232 |
Fewer homes, fewer sales: Inventory fell 12% and sales fell 20% year over year.
Price per square foot held steady: It moved from $1,416 to $1,423.
Sellers got closer to asking: The sale-to-list ratio rose from 96.19% to 97.42%.
Patience is part of the process: Median days on market was 232, up from 229.
Most active price band: $10,000,000 to $10,999,999, where the sales ratio was 100%.
The takeaway is that buyers have plenty to choose from, and most luxury homes take months to sell. But the homes that do sell are going for close to their asking price. In a market with 110 listings and 8 sales, the gap between a well-priced home and an overpriced one shows up as time on market, not as deep discounts.
The attached luxury segment, condos and townhomes, is officially a balanced market, with a 15% sales ratio. Homes sold for a median of 94.92% of list price.
Attached luxury | September 2025 | September 2026 |
|---|---|---|
Total inventory | 91 | 98 |
Total sold | 11 | 15 |
Median sale price | $1,175,000 | $4,050,000 |
Median sale price per sq. ft. | $1,277 | $1,868 |
Sale-to-list price ratio | 94.92% | 94.92% |
Median days on market | 97 | 225 |
More sales: Sales rose 36% year over year, from 11 to 15, while inventory grew 8%.
A higher-end mix: The median sale price was $4,050,000 and the most active price band was $4,000,000 to $4,999,999, where the sales ratio was 55%.
Negotiation room held steady: Attached homes sold for a median of 94.92% of list price, the same as a year ago.
Longer timelines: Median days on market rose from 97 to 225.
A note on that median: with 15 sales, it reflects which condos and townhomes sold more than how values moved. September's sales were concentrated in the $4 million range. In the report's 13-month trend, the monthly attached median ranged from $960,000 to $2,705,000 between September 2025 and August 2026. Price per square foot, up from $1,277 to $1,868, points the same way: more of September's sales were larger, higher-end residences.

In a buyer's market, pricing is strategy. Telluride single-family buyers are paying close to asking for the right home, but they have time and options, so an overpriced listing tends to sit. For condos and townhomes, buyers expect some negotiation, about 5% off list at the median. Build that into your pricing from day one, and give buyers a clear reason to choose your home. Our Telluride selling process starts with the comparable sales and current competition for your specific property.
This is a market that rewards preparation. With 110 single-family luxury listings and 98 attached listings, you have real choice and time to do your homework. Well-priced homes in the best locations still sell close to ask, so when the right one appears, be ready to move. The two segments in this report come with two different cost profiles. For a Telluride condo or townhome, the big lines are HOA dues and the health of the association's reserves, since a thin reserve fund can mean a special assessment later. For a single-family home, the costs are yours directly: a caretaker to check the house between visits, snow removal for driveways, decks and roofs, and the upkeep of mountain construction at altitude. Either way, these costs are part of what makes a Telluride home ready whenever the family arrives for a holiday or a long summer stay. With over two decades in Telluride and Southwest Colorado, and as a CLHMS and REALM Global Exclusive Member, I walk every buyer through those numbers before they write an offer.
Online estimates struggle in a luxury market this small. The most reliable guide is a comparative market analysis that weighs recent nearby sales, current competition and your home's specific features. You can request a home-value review anytime.
In September 2026, the median days on market was 232 for single-family luxury homes and 225 for condos and townhomes. Months on the market is normal at this level, so pricing and preparation matter more than a quick-sale mindset.
The Institute for Luxury Home Marketing tracks Telluride homes priced above its local luxury benchmark, split into single-family homes and attached homes (condos and townhomes). Its trend figures include active and sold properties but not pending ones.
Telluride's luxury market isn't hot or cold this fall. It's selective. Single-family buyers have choice, condo buyers have room to negotiate, and well-prepared sellers are still getting strong results. Whether you're browsing Telluride homes for sale or deciding when to list, strategy matters more than the headline number.
