Telluride sellers saw very different August 2026 headline prices depending on the source: a $4,723,750 citywide median listing price on Realtor.com®, a $3,520,170 recent median sale price on Redfin and a $2,210,488 Zillow typical-value estimate. None of those figures is a list-price recommendation for one home.
Identify the active properties a serious buyer will compare with yours. Match location, property type, size, condition, access, parking, views, furnishings, legal use and HOA structure. A countywide median can include homes that are not substitutes.
Recent sales establish what buyers completed, but small counts require close review. Redfin's recent Telluride summary was based on two sales. The San Miguel County association report recorded 16 single-family and eight townhouse or condo sales through August.
Recent sale-to-list results were below 100%. That does not reveal how much a home was reduced before going under contract. Review the full price history so you do not anchor to an unsuccessful launch price.
Before listing, decide which evidence will prompt a change: low showing volume, repeated condition objections, new competing inventory or a pattern of buyers choosing alternatives. A planned checkpoint is more useful than waiting for a city median to move.
Redfin, Realtor.com® and the county association report use different periods and endpoints for days on market. Use the same source and property group for trend context, then review actual listing histories in the competitive set.
Sale price is not net proceeds. Include brokerage terms, title and closing costs, taxes, repairs, credits, loan payoff and any moving or replacement-housing costs. Public sale-to-list ratios do not include all those items.
City and county aggregates cannot guarantee time to sale, price or return. They can help position the home and explain trade-offs. The final strategy should reflect the property and the seller's timing and risk tolerance.
